Job Description

Thrive Oldham are recruiting a Building Surveyor in the Rochdale Area.

Principal Building Surveying Duties

  1. To provide a fast, efficient and cost effective planned and reactive contract works service including all surveys
  1. To provide technical advice/assistance, information and guidance on any issues relating to the definition of client needs and requirements within the function of planned maintenance and contract assist in the provision of technical advice, assistance, information and guidance on any issues relating to the definition of client needs and requirements
  1. To evaluate the effects of, report on and adjust contract specifications to accommodate any changes in or variations to the needs and requirements of the client
  1. To supervise contracts and monitor progress as well as maintain quality control and cost control standards in the implementation of all work relating to planned maintenance and contract
  1. To provide assistance to the Lead Building Surveyor and Senior Building Surveyor with the development and control of work programmes and appropriate performance
  1. To maintain and monitor safe and responsible working methods in accordance with legal requirements, complete Risk assessments and ensure safe methods of working are in place
  1. To liaise with administrative and clerical support
  1. To undertake all types of building surveys, Whole life Cycle costing, including measured surveys, determine maintenance/work/inspection programmes, management programmes and assist in the preparation of comprehensive written
  1. To assist in the planning and programming of annual cycles of work, surveys and work programmes including costing of
  1. To assist in monitoring budgets including those budgets allocated to the post holder.
  1. To maintain contact with the Lead and Senior Building Surveyors advising him/her of key issues and problems arise from the management of planned maintenance and contract
  1. To ensure that good communications are maintained with management and staff, as appropriate, across all
  1. To maintain effective and up to date records of works completed and ensure information is recorded in the Council's and Impact database.
  1. To produce professional survey and project management report
  1. Drafting Specifications and Estimating
  • Preparation of schedules of work following site
  • Preparation of full Tender documents including
  • Estimation of costs of
  • Taking off from drawings
  • Production of building drawings, construction design plans, elevation and cross sections using AutoCAD
  1. Supervision/Checking
  • Supervision of contractors on site related to their
  • Contract administration including issuing of site instructions to contractors for works interim and final payments.
  • Reporting to senior staff on performance of contractor
  1. Client/Other Liaison
  • Responding to client requir
  • To deal with complaints from public/others.
  1. Management of Contractor Performance/Quality Control
  • To ensure high standards of workmanship by contractor
  • To ensure completion of contracts within budget and period
  • To prepare schedules of defects and ensure remedial action is carried out by
  • To ensure all works are carried out safely in accordance with relevant H&S legislation and statutory
  • To ensure the provision and control of contractors to carry out unspecified and

specified works.

Secondary Duties

1 To participate in Council programmes of in-service training as a trainee and when required as a trainer facilitator.

  1. To undertake such other duties and responsibilities of an equivalent nature as may be determined from time to time by the Head of Service (or nominated representative) in consultation with the post holder (and if he/she so wishes, with his/her Trade Union representative).

£19.81 per hour

Essential that the Surveyor can produce CAD Drawing using AutoCAD

Experience of working relating to maintenance and project work for Schools & Public Buildings

Able to produce specifications

Hybrid - 3/5 days in office is the expectation
